ATTENTION: CONDO ASSOCIATIONS
                       Condo maintenance Contracts;

  • Contracted scheduled maintenance items on a weekly , monthly, semi-annual and
    annual basis for exterior and interior repairs and inspections.

Dryer vent cleaning, Smoke alarm testing and batteries if required, gutter cleaning,
interior and exterior bulb replacement, lock repairs, walkway repairs, water cutoff valve
maintenance, glass repairs, minor repairs, semi-annual heating and A/C unit
maintenance, filter replacement if located in areas unaccessible to the Owners,etc.
( Items include areas that owners are unable to do themselves or items that would
make a safety hazard to residents or guests.).
These items would be things that were inspected on a weekly, monthly, semi-annual
or  annual schedule and covered by the Condo Association. (labor only)


  • Bids for Costs for major repair items, masonry pointing, siding replacement, roofing
    repairs, major walk repairs, window repairs, etc.
These items would be items that  would be considered major repairs that may be
on a  2, 5 or 10 year schedule and handled by the Condo Association and were
undertaken during the year that the Maintenance Contract was in force. ( bids would
include material and labor, profit and overhead ).


  • Home owner maintenance items, this would include items that the home owners may
    wish to have done such as ceiling fan installation, door repairs and would be items the
    owner is requesting and payment would be by the Owners. This is a optional service to
    Owners. (material, labor, profit and overhead billed to Owner).


  • On site maintenance person, this would be a by the day coverage of the work covered
    under  the Base Maintenance Contract with the Condo Association and would be limited
    to from 1 to 5 days a week coverage for the purpose of  making the minor scheduled
    repairs on a weekly, monthly, semi-annual and annual basis and any inspections
    requested and scheduled under the contract..

Let us review your Associations bylaws for items covered, many items are things that our senior
citizens can not do and if not maintained can be a fire hazard or could do damage to there unit
and in some cases to attached units. We will prepare a list of items your Association may want
to consider for coverage under this contracted service.  We can service your complex for
whatever your needs and also furnish information that may be items the Association may want
to consider in future maintenance contracts. .
